Precision MEP Install at a South Jersey Manufacturing Facility

As part of a 150,000 sq/ft manufacturing and production facility renovation project in South Jersey, R Baker had completed the selective interior demolition work months before. This work included removing most interior walls and select areas of the concrete slab for new underground plumbing waste and electrical lines. Now that much of the long-lead equipment had been purchased and was arriving on site or to our warehouse for storage, the time had come to load the new facility with much of the long-awaited MEP gear. With the floors repoured and new concrete housekeeping pads installed for all of the new equipment, it was time to mobilize on site to get the new gear set in place.

Several weeks before equipment rigging would begin, the mechanical contractor contacted us requesting a separate crane and rigging crew to work with their teams to bring in all of their pre-fabricated piping. The mechanical contractor had carefully BIM modeled all of their steam, chilled water, and process piping. Their modeling, coordination effort, and organizational skills were very impressive. In all, they had 14 tractor trailers delivered in specific sequence, one arriving every hour, with all of the piping numbered, as was their location within the building. As large sections of pre-fabricated piping and manifolds were taken off of the trucks, they were immediately hung on pre-coordinated hangers without touching the ground. Other sections of pre-fabricated piping were carefully set in place in specific coordinated spots for interior crews to bolt together and begin to lift into place.

The pre-fabrication and coordination of all of the hangers and supports in the building and the mechanical contractor's equipment to assist the crews in lifting these pieces into place was extraordinary. Beyond the equipment being brought into the building—from boilers to chillers, cooling towers, air compressors, and others—it was interesting to see the skill and organization to get the majority of the piping in the building and much of it hung in place within a three-day period. Our rigging crew could appreciate the time and effort that went into making this happen as quickly as it did. The owner of the facility came by to watch the effort, as did the mechanical designer; they both were involved with the pre-coordination and design.

The work that was done within a one-week period between setting all equipment and bringing in most of the pre-fabricated piping and systems was a tremendous accomplishment for all.
