Rigging Plan Consulting and Estimating

On construction and renovation projects that include installation or relocation of equipment and/or building systems, construction managers and general contractors should consider consulting with an experienced rigging company like R. Baker & Son during the planning and estimation stages. CMs and GCs will often go it alone to determine how to move equipment into a building efficiently and on time, then estimate the cost to do so. The problem is that most are not aware of equipment and techniques available to riggers, nor do they have the ingenuity that comes from years of rigging experience. Tapping into R. Baker & Son’s vast rigging expertise could mean tens, or even hundreds, of thousands of dollars in cost savings as well as substantial time shaved off the overall project schedule, and it could make all the difference in project awards. 

Case in point, a CM firm had put together a project estimate and schedule for a pharmaceutical construction project, but had some doubts about using their own rigging and routing plan, so R. Baker & Son was called in to consult and provide rigging services. We quickly determined that, by adding two large skylights, building equipment including two chillers, several air handlers, compressed air, two boilers, and a waste neutralization system, could be rigged into the mechanical room more quickly and easily than original estimates. Additionally, the skylights would provide natural light in the mechanical rooms, reducing lighting and energy needs. 

R. Baker & Son’s revised rigging and routing plan also specified that process equipment including liquid and gas chromatographs, isolators, lyophilizers, autoclaves, and bioreactors could be hoisted and lowered down a freight elevator shaft to the first three floors of the building using a 130-ton crane with extended boom. The shaft was temporarily capped for access and protection from the weather, allowing timely installation of walls and floors by other trades. We also identified several doors that would need to be widened for future building maintenance and equipment replacement. 

Overall, R. Baker & Son’s new plan shaved five weeks and $260,000 from the CM’s original estimate.
